It took six years for this $ 65 million mega-house to be erected on a ridge in Los Angeles.

In 2014, an old mansion stood on half an acre at 1108 Wallace Ridge. It was in the market with an asking price of $ 18 million. Like many potential buyers who have viewed the Beverly Hills listing, developer Michael Chen liked the site, but saw no value in the 6,300 square foot home on the property.

“It was a tear,” Chen said.

Nevertheless, the promoter and his investors were attracted to it. The property sits in the exclusive Trousdale Estates section of zip code 90210 – an area in which the chain was betting would see a dramatic increase in its value. Chen and his partner pulled the trigger and bought the property for $ 15 million. He paid about $ 2,400 per square foot for the four-bedroom house he planned to bulldoze.

“The main decision I made to purchase this lot was that it was a front row view property with one of the only daylight basements in Trousdale,” Chen said. .

The relaxation and swimming pool area is located on the sunny lower level of the residence.

The opportunity to rebuild with a sunny basement was significant, Chen said, because in this part of Beverly Hills, the height of the house is strictly limited to 14 feet.

While he couldn’t build above the height limit, he said, it was clear he could build below ground level. And since the site sits on a high ridge facing Century City, the basement can have a wall of windows and an impressive view of the skyline. In other words, the new basement will not look like a basement at all.

The swimming pool is located on the lower level of the house, which is partly underground.

Building a very large lower level can add square footage – and millions of dollars in value – to a new residence.

Chen first built the house for his investor and himself to use as a vacation property for a few years and eventually sold it at the appropriate time.

“If we were building as we imagined, we wouldn’t have spent as much money as we did,” Chen said.

The developer wouldn’t say how much it cost to build, but he says it comes in “tens of millions”.
